Get your
Home Information Pack (HIP)
On 1 August 2007 the phased introduction of HIPs
commenced. Since 14 December 2007 every property
put on the market in England and Wales requires
a HIP. (There are some exceptions, a list of which
can be found here).
The HIP is a set of documents providing important
information about a property such as searches,
copies of the deeds and information regarding
its energy efficiency. Currently, much of this
essential information only comes to light when
an offer has been made and accepted.

Put you
property on the market
Instruct us to market your property and we'll
give you the best possible exposure to generate
the interest of potential buyers. All our properties
are included on all the major web portals and
our interactive for-sale boards allow anyone with
a mobile phone to have your property details sent
direct to their phone. If they have a WAP enabled
phone, they can get more details including pictures
and floor plans delivered to their phone.
Viewings
Make sure your house is nice and tidy on the day
of the viewing and be honest and helpful when
answering questions. Your estate agent may help
by accompanying viewers if required.
Accepting
an Offer
If the property is priced at the correct level
and your estate agent has marketed it correctly,
it won't be long before someone makes an offer.
This will be made to the estate agent and will
be passed to you to decide whether to acccept
or not. If the offer is accepted it would be normal
to take the property off the market at this stage.

Exchange
contracts
This is where the buyer will sign their purchase
contract, you will sign your sales contract and
these will be exchanged. At this point the deal
has become legally binding and if you were to
pull out now you may be subject to a compensation
claim.
Completion
The monies are transferred to yourselves
and you move out of the property.
